Background and Scope: Purchased originally as a rural property, we engaged our projects team in an extensive property planning and rezoning exercise to secure the rights to subdivide the property into 47 lots.

Among others, our responsibilities for this land development included -

• Feasibility, due diligence, drafting of contract structures and securing purchase agreements.
• Project managing the consultants from initiation through to preliminary and detailed design.
• Securing a competitive marketing strategy to assist in achieving presales.
• Engaging in consultant and contractor management during construction, whilst controlling and reporting on the progress.
• Closing out the project through achieving titles, managing retentions and ensuring that development guidelines are adhered to.

Construction lasted 6 months, with clearances and titles achieved soon thereafter.

All pre-sales for the project was completed within 1 month, making this development one of the fasted turnkey projects in our portfolio.
